STUDIO RENTAL AGREEMENT & LIABILITY WAIVER

By booking and using The Little House studio, you (“Renter”), you acknowledge that you have read, understood, and agree to the terms below.

1. Booking & Payment

All reservations must be paid in full at the time of booking. Your booking time includes all setup, shooting, breakdown, and cleanup. Please plan accordingly so the studio is vacated promptly at the end of your reserved time.

Additional time used beyond the scheduled booking may be billed at the current hourly rate.

2. Arrival, Timing & Studio Access

To ensure smooth transitions between bookings and a great experience for all renters:

Reserved Time Only
Access to the studio is available only during your scheduled booking time. Early entry and late departures are not permitted due to back-to-back bookings.

Arrival & Entry
If you arrive early, please wait off the property until your booking time begins.

Clients & Guests
Guests must arrive with the Renter or photographer and may not wait on the property unaccompanied.

Parking & Courtesy
Please park only in designated areas and avoid blocking driveways or access points.

3. Cancellation & Rescheduling

All bookings are non-refundable.

Rescheduling is permitted only with at least seven (7) days’ notice and only for weekday bookings. Weekend bookings are non-refundable and non-reschedulable.

Rescheduled bookings are subject to availability.

4. Studio Use & Conduct

Renter agrees to use the studio respectfully and responsibly. The Little House reserves the right to end a session without refund if unsafe, disruptive, or inappropriate behavior occurs.

The following are strictly prohibited:

  • Smoking or vaping

  • Open flames or candles

  • Glitter, confetti, or messy materials

  • Illegal activity

  • Pets or animals (except service animals as required by law)

Music and noise must remain at a reasonable level. Quiet hours begin at 10:00 PM.

5. Furniture, Sets & Props

Furniture, props, and set elements may be moved carefully unless otherwise indicated and must be returned to their original placement.

Standing, jumping, or climbing on furniture or props is not permitted.

Renter assumes responsibility for any damage resulting from moving or misuse of studio property.

6. Guest Limits & Supervision

Renter is responsible for all guests, clients, and vendors present during the rental. Minors must be supervised at all times.

Maximum occupancy is fifteen (15) people unless prior approval is granted by The Little House.

7. Cleaning & Reset

The studio must be left in the same condition in which it was found. Trash must be removed, furniture reset, and personal items cleared.

Excessive cleaning or resetting may result in additional fees.

8. Damage & Charges

Renter is financially responsible for any damage caused by Renter or their guests to studio property, including repair or replacement costs.

If damage occurs, The Little House may invoice the Renter following the booking. Payment is due upon receipt.

Damage resulting from alcohol-related incidents is the responsibility of the Renter.

9. Alcohol Policy

Limited alcohol consumption may be permitted at the discretion of The Little House and must comply with all applicable laws. Excessive consumption or unsafe behavior may result in immediate termination of the session without refund. Renter assumes all responsibility related to alcohol consumption.

10. Personal Property

The Little House is not responsible for lost, stolen, or damaged personal property or equipment.

11. Right of Entry

The Little House reserves the right to enter the studio during a rental for safety, maintenance, or operational needs when reasonably necessary.

12. Security & Monitoring

For safety and property protection, certain exterior and common areas of the property may be monitored by security cameras. No cameras are located in private areas.

LIABILITY WAIVER & RELEASE

13. Assumption of Risk

Renter understands that use of a photography studio involves inherent risks including, but not limited to, slips, trips, falls, equipment use, moving furniture or props, physical exertion, and interaction with other individuals and equipment. Renter voluntarily assumes all risks associated with use of the premises.

14. Release of Liability

Renter releases, waives, and agrees not to sue The Little House, its owners, employees, agents, contractors, and affiliates (“Releasees”) from any claims or liability arising from injury, illness, death, or property damage occurring during use of the premises, to the fullest extent permitted by law.

15. Indemnification

Renter agrees to indemnify and hold harmless the Releasees from any claims, damages, or expenses arising from Renter’s use of the premises or conduct.

16. Minors

If minors are present, Renter assumes full responsibility for their supervision, safety, and behavior.

17. Health & Environmental Conditions

The studio is a shared creative space and cannot guarantee an allergen-free or germ-free environment. Renter assumes all related health risks.

18. Understanding & Electronic Signature

Renter confirms that this agreement has been read and understood, that substantial legal rights are being waived, and that acceptance is made freely and voluntarily.

Typing your full legal name and checking the acceptance box constitutes your legal electronic signature.

19. Governing Law

This agreement shall be governed by and construed in accordance with the laws of the State of North Carolina.
